1. Agreement to Terms

By accessing and using LitA Rentals ("the Platform", "we", "us", or "our"), you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with any of these terms, you are prohibited from using this Platform.

2. Platform Description

LitA Rentals is a direct booking platform that facilitates connections between property hosts and guests in Thailand. We provide:

  • A marketplace for hosts to list their properties
  • A platform for guests to discover and book accommodations
  • Identity verification services for safety and trust
  • Communication tools between hosts and guests
  • Dispute resolution assistance
  • Platform support for booking-related issues

Important: We do not process payments. All payment arrangements are made directly between hosts and guests.

3. User Accounts

3.1 Account Creation

  • You must be at least 18 years old to create an account
  • You must provide accurate, current, and complete information
  • You are responsible for maintaining account security
  • You may not share your account credentials with others

3.2 Identity Verification

Before booking or hosting, you must complete identity verification:

  • Email verification is required for all users
  • Government-issued ID verification for booking and hosting
  • Phone number verification may be required
  • Additional verification may be requested for security purposes

4. Host Responsibilities

4.1 Property Listings

  • Provide accurate property descriptions and photos
  • Keep availability calendar up to date
  • Set clear house rules and cancellation policies
  • Respond to booking requests within 48 hours
  • Maintain property safety standards

4.2 Guest Communication

  • Provide check-in instructions after booking confirmation
  • Be available for guest enquiries during their stay
  • Provide emergency contact information
  • Handle payment collection directly with guests

4.3 Legal Compliance

  • Ensure properties comply with local laws and regulations
  • Obtain necessary permits and licences
  • Handle tax obligations independently
  • Maintain appropriate insurance coverage

5. Guest Responsibilities

5.1 Booking Conduct

  • Provide accurate guest information and requirements
  • Respect property rules and guidelines
  • Treat properties with care and respect
  • Report any issues or damage immediately

5.2 Payment Obligations

  • Arrange payment directly with hosts as agreed
  • Pay any applicable deposits or fees
  • Handle payment disputes directly with hosts
  • Cover costs for any damage beyond normal wear and tear

6. Booking Process

6.1 Making Bookings

  • Bookings are requests subject to host approval (unless auto-confirm is enabled)
  • Hosts have up to 48 hours to respond to booking requests
  • Confirmed bookings create a direct relationship between host and guest

6.2 Cancellations

  • Cancellation terms are set by individual property policies
  • Guests may cancel through the platform before payment is processed
  • Post-payment cancellations are handled directly between parties
  • LitA may assist with dispute resolution if needed

7. Platform Limitations

7.1 Our Role

LitA Rentals acts as a facilitating platform. We:

  • Do NOT: Process payments, guarantee bookings, or inspect properties
  • Do NOT: Take responsibility for host-guest disputes outside our platform
  • Do NOT: Guarantee property condition, safety, or legality

7.2 What We Provide

  • Platform for connecting hosts and guests
  • Identity verification services
  • Communication tools and booking management
  • Dispute resolution assistance
  • Platform support for technical issues

8. Prohibited Activities

Users may not:

  • Use the platform for illegal activities
  • Provide false or misleading information
  • Circumvent platform fees or processes
  • Harass, abuse, or discriminate against other users
  • Violate intellectual property rights
  • Attempt to damage or disrupt the platform
  • Create duplicate accounts or impersonate others
  • Use automated tools to scrape data from the platform

9. Safety and Security

9.1 Platform Safety Measures

  • Identity verification for all users
  • External review site integration for additional trust
  • Community guidelines and reporting mechanisms
  • Dispute resolution assistance
  • Connection to local authorities when needed

9.2 User Responsibility

  • Users are responsible for their own safety
  • Verify property details before booking
  • Report suspicious activity immediately
  • Follow local laws and regulations
  • Keep emergency contact numbers available

10. Liability and Disclaimers

10.1 Platform Liability

LitA Rentals provides the platform "as is" and disclaims all warranties. We are not liable for:

  • Property condition, safety, or legal compliance
  • Host or guest conduct outside our platform
  • Payment disputes between parties
  • Cancelled or modified bookings
  • Property damage or personal injury
  • Third-party services or external links

10.2 Limitation of Damages

Our liability to any user is limited to the greater of (a) the amount paid for our services in the 12 months preceding the claim, or (b) 100 THB. We are not liable for indirect, incidental, or consequential damages.

11. Termination

We may terminate or suspend accounts:

  • For violation of these terms
  • For illegal or harmful activities
  • For repeated policy violations
  • At our discretion for platform protection

Users may terminate their accounts at any time through platform settings.

12. Governing Law

These Terms are governed by the laws of Thailand. Any disputes shall be resolved in the competent courts of Thailand. For international users, local consumer protection laws may also apply.

13. Changes to Terms

We may modify these Terms at any time. Material changes will be communicated via email or platform notification. Continued use of the platform after changes constitutes acceptance of new terms.
